Landlord - Tenant Responsibilities

We need each other.

Landlords and tenants enter into a mutual agreement with each other, and it is expected by M & J that each of us will gain from our agreement. We each have our part to play, and we should be mutually accountable. Many of our tenants have had bad experiences with landlords who are unconcerned with their end of the upkeep and repairs to the property they own. Our entire business philosophy is founded on the principle that maintaining and improving properties and human relationships. This, after all, is in the financial best interests of the owners as well as tenants.

We make ourselves available to your needs and are active members of the neighborhood community where you rent. We attend neighborhood watch meetings, neighborhood improvement association meetings and work closely with law enforcement officials to assure neighborhood upkeep and improve the quality of life in our neighborhoods. We expect our tenants will do no less then make excellent neighbors and work to maintain and upgrade the neighborhoods where they reside.

Landlord & Tenant Duties

The landlord should make sure:

  • All health and safety regulations have to be followed and are maintained.
  • Properties are kept in a habitable condition.
  • All electrical, plumbing and other appliances provided are maintained in operational condition.
  • Tenants have the means to contact the landlord.and are encouraged to communicate their concerns.

    The tenant should:

  • Conform to health and safety regulations.
  • Keep the building clean.
  • Make every effort to keep equipment and appliances in usable condition.
  • Use suitable areas and means for rubbish disposal.
  • Pay heed to the rights and sensitivities their neighbors.
  • Pay rent on time.
  • Use the premises for legal purposes.
