1.  How do you charge?

  • A. Contract Initiation Fee: In order to cover the cost of the initial report, photographs, property inspection, and administrative fees, we charge a non-refundable fee of of $75 per rental unit with the minimum charge being $150.00.
  • B. Tenant Acquisition Fee: A tenant acquisition fee equal to one month's rent is charged for each new tenant acquired for Owner's properties. No fee is charged to re-lease premises to an existing tenant who is extending occupancy for a new lease period.
  • C. Management Fee: A monthly management fee is charged for each rental unit, consisting of 10% of the collected monthly rent, payable at the time of rent collection. If rent for an occupied unit is not collected, there is no management fee charged.

2.  Suppose a tenant is just renewing a lease, do I have to pay a tenent initiation fee?
There is no tenant initiation fee charged when a tenant renews or extends their lease.

5.  How does the management process begin?
Before you make a final decision to use Mel and Jay:

  • We will do a cursory inspection of the property.
  • We will discuss the results of our inspection and requirements for property repairs if any.
    If you decide to use Mel & Jay:
  • the Contract must be signed, contract initiation fee paid and we will enter your property into our administrative system.
  • a more detailed property inspection will be made
  • a list will be made of any repairs or maintenance work required
  • decisions will be made in consultation with the owner about completing needed work if any
  • tenants will be located, screened and chosen if necessary
  • rent and damage deposit will be collected.
  • our fees will be deducted from the initial rent and damage deposit and the balance will be forwarded to the owner.

    6.  Who chooses the tenant?
    Generally the we choose the tenant. There may be cases where the owner wishes to have a particular person rent a property. This is, of course, perfectly fine.

    7.  What lease contract is used?
    Normally Mel & Jay use their own lease contract.

    8.  Who decides what maintenance and repairs are needed?
    This is worked out jointly between the owner and the Mel & Jay. Generally, obvious needed repairs and maintenance are performed at the discretion of the Mel & Jay up to a cost of $250. Any repairs or maintenance exceeding that amount will only be performed with the written concent or the owner unless it is an emergency repair. Owners may have anyone perform work on their properties they choose.

    9.  What happens when a tenant doesn't pay their rent?
    If a tenant doesn't pay their rent the we will make all reasonable efforts to effect collection. If penalties are paid by the tenant for late rent payment the amounts of those penalties will be kept by Mel & Jay.

    10.  Who pays advertising costs when Mel & Jay is looking for new tenants?
    The owner pays for newspaper advertising if any. The cost of most other forms of advertising are born by Mel & Jay. We make extensive use of internet advertising.

    11.  Who pays the utilities?
    The tenant is usually responsible for all utilities. Water bills are general responsibility of owners.

    12.  Who mows the lawn and shovels the snow?
    Lawn mowing is normally the responsibility of the owner but special arangements with tenants or often made combined with a rent reduction. Sidewalk shoveling is done by Mel & Jay and billed to owners when completed. Walks and driveways for one and two family homes are usually the responsibility of tenants. Walks and driveways for apartment buildings are the responsibility of owners.

    13.  How does Mel & Jay get paid?
    Mel & Jay takes its fees from collected rents and forwards the balance to the owner monthly.

    14.  Who determines How much the rent should be?
    Mel & Jay will advise the owner on the amount of rent that should be charged for particular properties, however, the owner always approves the amount charged for rent.

    15.  What about insurance?
    The owner acquires and keeps Fire and and Liability Insurance. Mel & Jay does not insure oOwner's properties.
